DHEVATARA RESIDENCES: SAMUI VILLAS LURE THE RICH
BOPHUT ENCLAVE OFFERS 8 EXCLUSIVE UNITS
The Nation Newspaper, Thailand. December 12, 2005
Koh Samui developer Dhevatara Properties recently launched exclusive villas on the island, with Dhevatara Residences situated at Bophut along the northern beach enclave, far from the spoilt tourist areas.
Dhevatara Residences contains eight exclusive homes and is constructed on a five-rai estate. The built-up space of the units is between 430 to 500 square metres. Prices start from Bt42 million and the largest villa, which covers 1,120 square metres of usable space, sells for B68 million.
Dhevatara Properties was established by experienced entrepreneurs with extensive interests in properties and projects in the Middle East, Russia and East Africa. Stephen Owen, representative for the owners of Dhevatara homes, said Samui had drawn the attention of global investors for several years because of its relatively clean environment and natural beauty.
The company was formed specifically to build villas for the more discerning money classes abroad who are keen to acquire prime tropical beach properties, and Samui is among the places at the top of their list.
But buying has not been active in the past as most of the buyers found transactions complicated. They had neither the time nor energy to check the procedures, and realty agents differ in their opinions of what needs to be done.
There is also no lack of horror stories about shady operators fleecing buyers over the last few years in Samui.
Dhevatara aims to offer a clearer, more transparent alternative in this emerging market. While there are restrictions on foreign ownership, proper legal paperwork and quality representation will almost always shelter the buyer from entering into a risky proposition.
Dhevatara has completed much of the groundwork needed, from gathering information and organizing legal paperwork to mapping prime sites for buyers.
Over the years, it has locked in many beachfront sites to launch projects like Dhevatara Residences.
The firm has appointed Samui Villas & Homes, managed by Thai property veteran John Birt, to oversee the running of the estates.
In the meantime, it has employed Johnson, Stokes & Masters to provide the legal documentation for the transactions.
Dhevatara’s Bangkok office is located on the 11th floor of CRC Tower, All Seasons Place on Wireless Road.
One key aspect of Dhevatara Residences is that its villas offer spectacular seafront vistas, said Mark Vinton, the company’s business development manager.
Overseas response has been positive, he said. At a recent property exhibition in Hong Kong, many potential buyers expressed keen interest in the homes.
Once a buyer is familiar with the legal aspects of the purchase, Dhevatara will suggest that an on-site visit is the best way to present what the villas actually offer.
Dhevatara has another project located on Samui’s western coast. Called Dhevatara Cove, this offers six huge villas on a nine-rai estate.
The gated community, which is under construction, has plots each covering more than one rai. They sell from Bt72.6 million to Bt108 million.
Samui is also blessed with many stunning status-symbol properties that cater to the wealthy classes from around the world.
