Electrical & Generator
Power to the site is derived from the PEA (Provincial Electrical Authority) at high voltage with a single point of HV metering. (635 kva Transformer & Independent meter supply from MDB)

Each villa is provided with a separately sub-metered electrical supply and panel board to control all electrical power. Earth leakage circuit breakers are provided for all general power circuits and circuits supplying wet appliances.

A central emergency power stand-by generator system is provided and supports all fire and life safety systems, cold water pumping systems, all villa lighting, all power circuits, air conditioning and common area security lighting. There is a 10lbs C02 Fire Extinguisher on standby.

The water supply to the site is derived from deep wells located on the site. Raw water is stored in the central domestic water storage tank from where it is treated and stored prior to pumping to each residence. The combined storage of raw water and treated water will meet the needs of the development for a minimum period of 2 days.

Each villa is provided with a dedicated water meter located at the property boundary. Water supply is derived from the central storage water tanks and will be stored within a dedicated storage tank at each villa. Domestic water will then be distributed to within each villa via a booster pump system.

Hot water to villas is provided by mains pressure storage hot water units.

Package wastewater treatment systems is provided to each villa to treat all wastewater prior to discharge to the site storm water drainage system. All wastewater discharged from the site will meet Authority Standards.

Air Conditioning & Ventilation Systems
Each villa is provided with split type air conditioning units to achieve internal conditions of 23oC. Fan coil units is concealed within ceiling voids and bulkheads while condenser units are mounted externally and landscaped from visibility.

Toilets and bathrooms are natural ventilated where possible, with mechanical ventilation provided for rooms without an external wall.

Central Satellite Dish next to Management Office (hidden from view) with outlets in all bedrooms, living room and kitchen.

ADSL connection by TOT, inclusive ADSL modem.

Local Telephone & Fax line, provided by TOT, outlets in all bedrooms, kitchen, living room, maids building.

Central PABX system located in each villa to all rooms.

Secure gated community with security cameras (CCTV system of roadway & main entrance, beach entrance) linked to the individual properties, motion sensors with security lighting along beach frontage.

An electronic intrusion detection system will be provided for the house specifically, living room and master bedroom and will alarm at the guard house. In the event of an intrusion the guard will be alerted so that necessary action can be taken. Notification of the alarm will be sent to both the local and national offices so that responses can be monitored.

Security Guards on duty 24/7 with two guards on duty during the night shift. Patrol Stick system with patrol points strategically located around the entire estate.

All Villas have own fire hydrants with portable pump units. Each Villa has a 10lbs Dry Chemical Fire Extinguisher in the Kitchen and a Fire Blanket in the Maidís Kitchen.

All Bedrooms have a safe.
