The antique entrance doors are themed with wood carvings depicting heavenly figures in keeping with the Dhevatara meaning of moving towards a heavenly place.

The automatic chlorinating system works during the night thus avoiding chlorine being evaporated by the sun again reducing running costs.

Foundations
Reinforced concrete foundations and framing constructed to Thai and International standards.

Roof System
Steel trusses and rafters with clay tiles, fully insulated. The roofs have been insulated with “Rockwool” Insulation. This will reduce the amount of heat that gets into a property and will also keep the cold (from Air Conditioners) air in, therefore reducing the workload of the AC units and also reducing costs.

Structure
All external walls (cavity walls) are constructed with double Qcon thermal efficient bricks. These are lightweight concrete blocks that are very energy efficient. They reduce the amount of heat that gets into a property and will also keep the cold (from Air Conditioners) air in, therefore reducing the workload of the AC units and also reducing costs. This type of construction is not typical for Asia. Concrete blocks plastered and decorated with high performance acrylic paint.

Internal Walls
Brick or block walls plastered with cement and sand, finished with white gypsum and decorated using ICI or equivalent quality paint.

Doors & Windows
All timber frames being Maka / Deng wood, all with Hafele locks & hardware. All windows and doors with safety glass.

Internal Ceilings (Except where specified otherwise)
9mm thick gypsum board, moisture resistant in bathrooms and toilets, fixed to a suspended galvanized steel frame. All finished with ICI or equivalent quality paint.

Internal Floors
600mm x 300mm sandstone / homogeneous ceramic tile by COTTO or equivalent in bathrooms and toilets. Bedroom / Dining area / living room wood strip flooring.

External Floors
Sandwash to terraces and balconies. Treated hard wood timber to deck areas and salas. Stamped concrete to carport and driveway.

Electrical & Generator
Power to the site is derived from the PEA (Provincial Electrical Authority) at high voltage with a single point of HV metering. (635kva Transformer & Independent meter supply from MDB)

Each villa is provided with a separately sub-metered electrical supply and panel board to control all electrical power. Earth leakage circuit breakers are provided for all general power circuits and circuits supplying wet appliances.

A central emergency power stand-by generator system is provided and supports 100% of all fire and life safety systems, cold water pumping systems, villa lighting, power circuits, air conditioning and common area security lighting. There is a C02 Fire Extinguisher on standby.

Water
The water supply to the site is derived from two deep wells located on the site. Raw water is stored in central domestic water storage tank from where it is treated and stored prior to pumping to each residence. The combined storage of raw water and treated water meets the needs of the development for a minimum period of 2 days.

Each villa is provided with a dedicated water meter located at the property boundary. Water supply is derived from the central storage water tanks and is stored within a dedicated storage tank at each villa. Domestic water is then distributed to within each villa via a booster pump system.

Hot water to villas is provided by mains pressure storage hot water units.

Package wastewater treatment systems are provided to each villa to treat all wastewater prior to discharge to the site storm water drainage system. All wastewater discharged from the site meets Authority Standards.

Air Conditioning & Ventilation Systems
Each villa is provided with split type air conditioning units to achieve internal conditions of 23oC. Fan coil units are concealed within ceiling voids and bulkheads while condenser units are mounted externally and landscaped from visibility. There are AC units in all bedrooms, kitchen, dining room and living room. There is an automatic cut-off on all the AC units if the doors have been open for 5 minutes.

Toilets and bathrooms are mechanically and naturally ventilated where possible.

Ceiling Fans
To all bedrooms, dining room, living room, sala, maids building.

Satellite TV
Central Satellite Dish next to Management Office (hidden from view) with outlets in all bedrooms, living room and kitchen.

Wireless Network
Wireless Access Points (inclusive router at hub) with connectivity from study, lounge area and pool side.

ADSL Internet
ADSL connection by TOT, inclusive ADSL modem.

PABX & Telephone
Central PABX, with 3 local telephone lines utilised for ADSL and fax as well as phone, provided by TOT, outlets in all bedrooms, kitchen, living room, maids building.

Security
Dhevatara Cove is a secure gated community with security cameras (CCTV system of single-entry road & main entrance, beach entrance and internal road) that are linked to the guard house at the main entrance and also to individual properties. There are motion sensors with security lighting along beach frontage.

An electronic intrusion detection system is provided for each villa, specifically in the living room, kitchen and master bedroom and will alarm at the guard house. In the event of an intrusion the guard will be alerted so that necessary action can be taken. Notification of the alarm will be sent to both the local and national offices so that responses can be monitored.

Security Guards on duty 24/7 with two guards on duty during the night shift. Patrol Stick system with patrol points strategically located around the entire estate.

All Villas have own fire hydrants with portable pump units. Each Villa has a Dry Chemical Fire Extinguisher in the Kitchen and a Fire Blanket in the Maid’s Kitchen.

All Bedrooms have a safe.

Landscape
Fully landscaped gardens, inclusive large trees, lawns, decorative features and lighting.

Beach Access
