The villas are laid-out in several different designs to ensure guests have the choice to optimize their comfort and fulfilment with some on the hillside offering stunning sea views, and others directly along the estate’s beachfront. The large single and two- story beachfront homes consist of multi living pavilions that maximize the use of space and lend a village atmosphere.

Walking from the lovely entrance down the central path, lush foliage intermingling with the buildings creates a feeling of intrigue as you explore your home-away-from-home. With 4-5 pavilions per home, these hold the villas sleeping quarters with the secondary rooms towards the rear of the property and the contemporary master bedroom at the forefront together with a stylish full kitchen/dining pavilion and stepped pond over to the contemporary living room directly next to the villas large infinity pool and Sala adjoining the beach giving direct beach access.

There are eight properties in this community, five on the beach and three set into a hill behind. The estate is reached by lit private concrete road; on entering you’ll find that each property has the following as a minimum:

1. Secure entrance, with security cameras linked to the individual properties
2. 3-Phase electricity with stand by power, provided by silenced generator unit housed away from the property with automatic switch over should it be required
3. Stand by water tanks minimum 48 hours supply always held
4. Landscaped gardens and water features all maintained by the community gardeners
5. All utilities are placed underground, with access man holes along pavement
6. Underground pest control systems are in place
7. Staff quarters
8. Fully Air-Conditioned with Automatic shut-offs for air conditioning systems (Energy saving)

The community is managed by professional property managers; Samui Villas & Homes and their duties include but are not limited to:
1. Daily garbage collection
2. Bi - Monthly technical checks of properties
3. Stand By technicians on site (24 hrs) should owners have any problems
4. Provision of staff for cleaning, and additional staff for entertaining, etc.
5. Weekly airing of house and cleaning for properties not occupied
6. Pool maintenance/cleaning staff
7. Beach cleaning and discrete night time patrols of beach front
